Overview

ReviewRentals (“we,” “us,” or “our”) provides a platform for renters to share and discover honest rental property reviews. By accessing or using ReviewRentals, you agree to be bound by these Terms of Service. If you do not agree to these terms, please do not use our platform.

Account Creation

To submit reviews on ReviewRentals, you must create an account. When you register, you agree to:

• •Provide accurate, current, and complete information
• •Maintain and promptly update your account information
• •Keep your password secure and confidential
• •Accept responsibility for all activities that occur under your account
• •Be at least the age of majority in your province or territory of residence

Review Submission Rules

When you submit a review on ReviewRentals, you agree that your review:

• •Reflects your genuine, firsthand experience as a resident of the property
• •Is honest, objective, and submitted in good faith
• •Does not contain defamatory, false, misleading, or harassing content
• •Does not impersonate any person or entity
• •Does not contain spam, promotional material, or personal contact information
• •Does not violate the privacy or other rights of any third party
• •Complies with all applicable laws and regulations

We reserve the right to remove or decline to publish any review that violates these rules, our content moderation guidelines below, or our Privacy Policy.

Content Moderation

To maintain the quality and trustworthiness of reviews on our platform, all submitted reviews are subject to moderation. This section explains our approach.

Naming Individuals

Reviews are about properties and the rental experience — not about individuals. You may reference a property manager, landlord, or building staff only in connection with their professional role and your tenancy experience. The following rules apply:

• •You may mention a property manager or landlord by name when describing their conduct in their professional capacity (e.g., responsiveness to maintenance requests, communication style)
• •You may not include personal details about individuals that are not relevant to the rental experience (e.g., home address, personal phone numbers, family members)
• •You may not name or identify other tenants, neighbours, or building residents without their consent
• •Reviews that target specific individuals with personal attacks, harassment, or threats will be removed
• •Naming individuals who act on behalf of a corporation (e.g., employees of a property management company) is permitted when the reference describes their professional conduct relevant to the tenancy

Moderation Actions

When we identify content that violates these guidelines, we may take the following actions:

• •Editing the review to remove specific personal information while preserving the substance of the experience
• •Removing the review entirely if it cannot be salvaged through editing
• •Flagging the reviewer's account for repeated violations
• •Suspending or terminating accounts that repeatedly submit violating content

Reporting Content

If you believe a review violates these guidelines — especially if it contains your personal information or identifies you inappropriately — you may report it using the flagging feature on the review or by contacting us at hello@reviewrentals.ca. We review all reports and will take appropriate action.

Acceptable Use

You agree not to use ReviewRentals to:

• •Submit false, fraudulent, or misleading reviews
• •Target or harass other users, property owners, or managers
• •Collect, harvest, or scrape information from the platform
• •Upload viruses, malware, or other harmful code
• •Attempt to gain unauthorized access to any part of the platform
• •Interfere with or disrupt the platform or servers connected to it
• •Use automated systems or software to extract data from the platform without our written consent

Intellectual Property

The ReviewRentals platform, including its design, logos, text, graphics, and software, is owned by ReviewRentals and is protected by copyright and other intellectual property laws.

You retain ownership of the content you submit as reviews. By submitting a review, you grant ReviewRentals a non-exclusive, royalty-free, worldwide licence to reproduce, display, and distribute your review content on the platform and in connection with our services.

Disclaimer

We make no warranties, express or implied, about the completeness, reliability, or accuracy of the information on this platform. Your use of the platform is at your own risk.

Limitation of Liability

To the fullest extent permitted by applicable law, ReviewRentals and its operators shall not be liable for any indirect, incidental, special, consequential, or punitive damages — including but not limited to loss of profits, data, or use — arising out of or related to your use of (or inability to use) the ReviewRentals platform, any content posted on the platform, or any reviews or information available through it.

In any event, our total liability to you for all claims arising out of or related to the platform shall not exceed the amount you paid us (if any) in the twelve (12) months preceding the event giving rise to the liability.

Account Termination

We reserve the right to suspend or terminate your account at any time, with or without notice, for conduct that we believe:

• •Violates these Terms of Service
• •Poses a risk to the safety or rights of other users or third parties
• •Is fraudulent, deceptive, or illegal

You may delete your account at any time by contacting us at hello@reviewrentals.ca. Deleting your account will remove your profile and reviews from the platform, subject to our Privacy Policy.

Free Expression and Anti-SLAPP Protection

Honest reviews of rental properties are a matter of public interest. Ontario law recognizes this through anti-SLAPP (Strategic Lawsuit Against Public Participation) provisions under section 137.1 of the Courts of Justice Act.

These protections are not absolute. They do not apply to reviews that contain knowingly false statements, are made with malicious intent, or include content that is defamatory without any factual basis. We encourage all reviewers to:

• •Describe your experience factually and in good faith
• •Avoid exaggeration or statements you cannot support
• •Focus on the property and the rental experience rather than personal attacks
• •Keep records that support your review (lease documents, correspondence, photos) in case they are ever needed

Nothing in this section constitutes legal advice. If you are subject to legal action related to a review, consult a lawyer.

Governing Law

These Terms of Service are governed by and construed in accordance with the laws of the Province of Ontario and the federal laws of Canada applicable therein, without regard to conflict of law principles. Any disputes arising out of or related to these terms or your use of the ReviewRentals platform shall be subject to the exclusive jurisdiction of the courts of the Province of Ontario.

Changes to These Terms

We may update these Terms of Service from time to time. If we make material changes, we will notify you by posting the updated version on this page and updating the “Last updated” date at the top. Your continued use of the platform after any changes constitutes acceptance of the updated terms.
